Please call the Gatehouse at 561-684-1347 whenever you are expecting guests, vendors, contractors or deliveries. Gatehouse attendants do their best to screen incoming vehicles. Without advanced notice the Gatehouse personnel are instructed to call your home for consent to enter, without which entrance will be denied. 

You can help visitors and gatehouse personnel by providing a list of visitors whom they can admit without screening. Use the Resident Information Form to add, remove or change visitors and your home telephone numbers. MMI needs 48 hours to process these forms.

Vendor and parking rules: Just a reminder, vendors and contractors working on your home must be off the property by 6 p.m., unless it is an emergency. An emergency is defined as 

  • no air conditioning when the temperature is above 80 degrees, 
  • no heat when the temperature drops below 65 degrees, 
  • no electricity or
  • a leak in your plumbing. 

Transponders:  Bear Island homeowners can attach a transponder to their vehicles to enter the community without having to stop at the Gatehouse. To obtain a transponder, use the Transponder Application. Transponders issued to tenants will expire upon lease expiration and only require a signed lease renewal for reactivation.
