WELCOME TO BEAR ISLAND (updated 7/1/19)

Thank you for visiting the Bear Island Homeowner’s Association site.  Bear Island is a man gated community of 227 homes designed and built by Burg & DiVosta. Bear Island is a Florida not-for-profit corporation that manages the common areas of the gated community.   Bear Island’s only entrance is on the East side of Village Boulevard, north of Community Drive, between Palm Beach Lakes Boulevard and 45th Street in West Palm Beach, Florida.   Many of the homes look out on the manicured greens of the Links course of Bear Lakes Country Club.  Bear Lakes has two courses designed by Jack Nicklaus, the Links and the Lakes.  Their beautiful club house overlooks the Lakes course.

The immediate area around Bear Island has much to offer.  The Village Commons is right up the street.  It includes a new Publix recently opened Nov. 5, 2015, Paneras, Duffy’s, and The Bull Restaurant plus other establishments.  Palm Beach International Airport is ten minutes away, fifteen minutes away are The Kravis Center for the Performing Arts, Downtown at Clematis Street and City Place.  Further east is Palm Beach Island including Worth Avenue and, of course, The Breakers.  Going north, take I95 to PGA Boulevard and visit the Gardens Mall, Legacy Place and Downtown at the Gardens.

Be sure to click the tab entitled About Bear Island and go to Recreation to visit the many parks and facilities in the area.  As a homeowner in Bear Island you will also be a member of the “umbrella” homeowners association called “The Villages of Palm Beach Lakes Property Association, Inc.” (“Villages POA”) which is responsible for maintaining the street medians and parks, tennis courts and three swimming pools for the many homeowners living in the “Villages.”

As a homeowner in Bear Island, you will be responsible for maintaining and repairing your home (including maintaining, painting, repairing, replacing, cleaning your roof, your driveway, your walkways, and your backyard. The Association is responsible for maintaining and repairing the streets (the roads were improved this year with approximately a two inch cap of asphalt), sidewalks, driveway aprons, parks, signs, entrance, and gatehouse. It also maintains the landscape of your front yard. This includes cutting the lawn, pruning and fertilizing the grass.  Homeowners are responsible for replacing plants, sod and trees in their front yards. Please see our Plant List.  The entrance is manned 24/7 by gate house personnel provided by Miami Management Corp.

Please note any exterior changes to your home requires an ACC application.  As does any landscaping changes in your front yard.  Replacing mulch is just maintenance and does not require an ACC form. The forms can be printed from the FORMS tab at the top of this page.

For the services described above, you will pay a quarterly maintenance fee and be subject to the governing documents of the Association, consisting of the Declaration of Covenants and Restrictions, Articles of Incorporation, By Laws, Rules and Regulations, as amended from time to time and resolutions of the Board of Directors adopted from time to time.
